New Technologies for a New Market
In order to better serve our clients,we are constantly updating and testing new services and technologies to better market Sedona Real Estate and Verde Valley Real Estate. We believe internet advertising to be absolutely crucial to our clients success in attempting to sell a property in Sedona or the Verde Valley.
Why? Because, the bulk of our real estate buyers in this area come from somewhere else. They are downsizing (in price, not size!) from a home in California, tired of snow and ice in the Northeast, sick of clouds and rain in the Great Northwest or fed up with hurricanes, floods and high humidity in the Southern States.
Also, the pricing in our market has exceeded what the average household here can afford, even with recent tumble prices have taken throughout the area.
Ken and I have recently joined yet another service which will allow us to access many more national real estate websites. This service will add about 10 additional national websites where we can advertise your listing and reach a much larger pool of potential buyers. We now have the system fully operational, and our clients now have the abiltiy to login in to their listings, add personal photographs, or comments about the property. Also, our clients are now able to better track the on-line activity their property is recieving.
Keep in mind,…. real estate has changed. The prices we can sell it for, the financing available for a given transaction, the amount of paperwork required, as well as the manner in which it is marketed, are all marketedly different than 5 years ago.
With the ease of the internet and gas prices at 4.00 a gallon, people are at home, home shopping. These days, a visit to your virtual tour, equates to a buyer at your front door.
The last 3 homes Ken and I have sold, have only had 3-4 physical showings before they were purchased. The last home we sold had only one buyer enter the property in over 4 months...Buyers preview homes with virtual tours and multiple photographs, chose a few favorites to see, and then buy. A full 84% of buyers are now home shopping in this manner...shouldn't your property be where these buyers are looking?
