Area Construction Update for the Verde Valley Recent updates are reported in red text. New Construction in Cottonwood Commercial: Lowe's, Cottonwood- No permits have been issued. Community Development Director George Gehlert said “They have not reached an agreement on the property purchase." Verde Valley Medical Center, Cottonwood- Granted use permit for additional height (four-story/ 72 feet). Rough Cut Health Club, Cottonwood-Two buildings under construction on Main St. Facility includes hair salon, a 50,000 square ft gym, pools, juice bar, locker rooms, steam room, and more. Grand Opening was scheduled for Summer of 2007, currently not completed. Exterior construction appears to be nearly complete, ongoing construction to interior office/retail spaces. One retail shop open for business. Cottonwood Residential New Construction: Mesquite Springs- 61-lot manufactured home subdivision on S. Sixth Street. Final plat approved July 11. Cavco Manufactured Homes are now offered for sale starting in the mid 200’s Grey Fox Ridge- 99 units on North Main Street near Old Clarkdale Hwy. Preliminary plat approved by Cottonwood Council Feb. 7. This project is currently in the grading stage and the entire project is offered for sale. Tierra Verde Estates, Unit 2- 10 units adjacent to the airport. Final plat approved Feb. 7. New Old Town- 4-lot mixed use subdivision located at North Main Street and North Eighth Street. Final Plat approved, construction has begun. Mingus Mountain Views-24-condominiums at North Seventh Street across from Mountain View Villas. Preliminary plat approved. Mesquite Hills- 425-unit subdivision located on West Mingus Avenue just past the Humane Society. Zone change and preliminary plat approved. This project is currently in the grading stage. Camp Verde/Rimrock New Construction Residential: Equestrian Estates Phase I Final Plat, approx 29 acres/ 25 lots located off Newton Lane. -Approved by Council April, 2006. Construction of improvements on-going. Simonton Ranch- PAD, General plan amendment from high density residential to industrial for a 20 acre portion of the property. Located at corner of Homestead Parkway and Davidson Drive. Approved by Council April, 2006. River's View at Simonton Ranch- Final plat, 15 lots on 4 acres located East of Hwy 260 and North of Finney Flat Road. Approved 1/06 by council. Homestead At Simonton Ranch-, Final Plat. Located at Northwest corner of Hwy 260 & Finnie Flat Road, 52 lots on approx. 36.2 Acres. Approved by Council. Lucky Canyon Estates Unit 2- Final plat, 9 lots on 14.87 acres located off Salt Mine Road Silverado at Simonton Ranch- Final Plat - 252 lots on 64.84 acres located within PAD at Northeast corner of Hwy 260 and Finnie Flat Road. - Approved by Council April, 2006. Construction of infrastructure on-going. Pebble Rock Subdivision- 10 lots on 13 acres located near intersection of McCracken Lane and Hwy 260. Approved by Council on 1/05. Elk Creek Subdivision- Final Plat, 94 lots on 24 acres located within PAD at Finnie Flat Road and Proposed Simonton Ranch Road. Millwood Estates- Final Plat, Located at Quarterhorse Lane consisting of 30 one acre lots. -Approved by Council March 2006. The Preserve at Clear Creek- Final Plat, 34 lots on 19.7 acres located at southeast comer of Hwy 260 and Verde Lakes Drive. Started infrastructure improvements. Amended Final Plat approved 11/06. Sleepy Hollow- Preliminary Plat, 20 lots located on Holloman St. Approved by Council 8/06. Waters Edge- Final Plat, 10 lots on 14 acres located at Hwy 260 and Finnie Flat Road. Bella Vista- Preliminary Plat, 16 lots on 16 acres located south of Arena Del Loma/ I-17. The Crossings At Cherry Creek– Conceptual review. Single family Homes 298, Apts. 115, Total of 414 units. North of 260 & Cherry Road. Summerset At Simonton Ranch- Preliminary Plat. 104 lots on 28 acres. Located East of Homestead Parkway and Davidson Drive. Commercial: CSK Auto (Checker Auto)- Site plan review, Finnie Flat Road & Simonton Ranch Road. Council approval 12/06. Cherry Road Business Park, Preliminary Plat consisting of approx.13.49 acres and 25 one acre 1ots. Located off Cherry Road- Withdrawn. Northeast Industries Commerce Park, Final Plat, Located at Howard's Road. Approved for 28 lots 9/06
